Overview
Named steel grades
The frame uses Q235/Q345 light steel, two common structural steel grades that your engineer can check. Walls are sandwich panels, and the thickness is stated as thickened.
Customizable envelope
Doors, windows and roof are listed as customized, so you can specify glass area, door types and roof shape to suit resort architecture or a local look. Wooden elements are listed among materials for interior or exterior finish.
Bedroom count and size
Layouts of 2–3 bedrooms are typical. Floor area depends on the number of 20 ft and 40 ft modules combined, and a plan is drawn from your brief before production.
Drawings and approvals
Module count, window, door and roof details, interior fit-out and utilities are set on the drawing. If an engineer must review the structure for approval, name the local standard early so the drawings and steel data can be prepared to support that review.
Light steel frame versus the other expandable villas
This villa is built for buyers who care about the frame. A light steel structure gives more rigidity and a longer service life than a thin container shell, and it allows wider openings, bigger windows and higher roofs. The look is closer to a small bungalow than a container.
Compared with the detachable 40 ft villa, this one expands from a folded state. Compared with the 2–5 bedroom expandable villa, it is the premium version with thicker walls and a stronger frame, focused on the structural spec and customized envelope rather than a layout range. Compared with the 5900 × 6300 two-story villa, it is a single-story home with a larger customizable envelope, and compared with the balcony house, it has no upper level. For purely office use, the folding 40 ft office house is a better match.
Because it is heavier, it usually ships in a 40 ft container and needs a small crane or telehandler to place. Prepare a level slab, a drain connection and a power supply before delivery. For hot regions, choose the thicker wall and a roof overhang.

Frequently asked questions
What steel grade is used?
The frame is Q235/Q345 light steel, and the grade of each structural member is shown in the project drawing.
Can I choose window sizes?
Yes. Doors, windows and roof are customized.
Does the price include foundations?
The house does not include site foundations. Anchor positions and loads are provided for your builder.
What does the steel grade Q235 or Q345 mean?
They are common structural steel grades. Q345 has a higher yield strength than Q235, so it allows lighter sections or higher loads. The frame size and grade are matched to the villa size.
